a) Renovation of the original Trullo Saraceno construction.

The original stone structure, built in the late 1800s, will be sandblasted, grouted with a smooth white finish, and left exposed; the flooring will be polished concrete.

Inside, the alcove to the left of the trullo entrance will house a bedroom, while the central area will be renovated, restoring the original fireplace and creating a kitchenette.

The alcove to the right of the entrance will house a bathroom area with a bathtub or shower, a vintage-style sink, and a toilet.

The trullo, independent of the additional structure, will be equipped with air conditioning and a burglar alarm system, as well as, of course, an electrical and water/sewer system.

b) Construction of an adjacent villa of approximately 100 square meters.

The structure will rest on reinforced concrete foundations with connected beams. A crawl space will be created with a 25 cm Igloo to allow for adequate ventilation, and a drainage pipe will be installed to help in the event of water accumulation in the crawl space.

All water and electrical lines will then be laid, and the concrete screed will be laid.

The load-bearing walls will be constructed as follows: 20 cm tuff, 6 cm thick high-performance polystyrene thermal insulation panel, 10 cm sand and cement layer, and aged stone in a "dry stone wall" style. Overall, the surrounding walls will have a thickness ranging from approximately 70 cm at the base to approximately 50 cm towards the attic.

The entrance to the villa will be surmounted by an antique stone arch with a stone curb staircase providing access to the roof from both sides. The attic will feature lowered vaults with a dome effect, and the flooring in these areas will be polished concrete.

Internally, all walls will be made of exposed tuff, grouted with a smooth white finish and treated with water repellent.

The three bedrooms will feature stone bedside tables, built-in wardrobes, and antique stone wall lights.

Each bathroom will feature vintage-style sinks and fixtures; the same will apply to the sink, countertop, and kitchen hob.

In the living room, an antique-style stone fireplace will be built with exposed wooden beams and individual lighting.

Five sliding doors will be supplied and installed to access the bedrooms and bathrooms.

The exterior window frames will be made of PVC, with two glass doors providing access to the structure; six windows will also be supplied and installed in each room.

Electrical System : Supply and professionally install an electrical system consisting of exposed braided wire where necessary, ceramic knobs and buttons where necessary, lighting, sockets, and TV points, a burglar alarm system with door and window sensors, and a CCTV system.

Water/Sewerage System :Supply and install an Imhoff tank connected to a sub-irrigation system. The wastewater systems for four bathrooms and one kitchen, installed in the trullo and the villa, will be piped.

Renovation of the existing outdoor cistern.

A gas boiler of adequate capacity will be supplied and installed for hot water production.

Heating System : Supply and install exposed air conditioning units with heat pumps.

Fencing.

Construction of a fence with the supply and installation of a dry stone wall with a maximum height of approximately 70 cm, on which a metal mesh of approximately 1.00 m will be installed; The boundary wall separating the property from the municipal road will be constructed with the supply and installation of a dry stone wall, max. 100 cm high, with a wire mesh approximately 1.00 m high. The entrance gate will be constructed by a trusted craftsman of galvanized and hot-dip painted iron.

Swimming Pool : Supply and installation of a free-form swimming pool, maximum 40.00 m2 in size, with a depth no greater than 1.45 m, complete with a hydromassage area. In the area between the pool and the villa, a raised, furnished area will be created that will connect to the villa's ground level; this area will be equipped with water and electricity services.
